Our general terms and conditions.

GENERAL

1.1 These General Terms and Conditions apply to all guests of Finca Bilou.

1.2 By entering into a reservation request or reservation, you as a tenant of Finca Bilou agrees to the General Terms and Conditions.

1.3 The minimum stay in Finca Bilou is 2 nights in low season, school holidays 3 nights and in the months of July & August 7 nights and min. occupancy 6 people.

1.4 Check-in is from 16:00, check-out is until 10:00. This can be deviated from in consultation.

1.5 Smoking is not allowed indoors or in the rooms. Smoking is only  allowed outside.

1.6 Parties and events are not allowed

1.7 Pets are only allowed after agreement of the landlord upon arrival and my have a surcharge.

1.8 An extra bed (up to 10 years) in the room is available on request, we charge a surcharge of € 15 per day.

1.9 For bookings with a stay in the months of November -March, a mandatory surcharge for central heating applies

1.10 The tenant can park his car in the closed private car park. Parking is always at your own risk.

1.11 The house must be left clean, dishes in the dishwasher, furniture in their original place, garbage in the green containers outside the gate, floor swept.

1.12 Tenants must have a permanent place of residence or residence.

1.13 Minimum age of main booker 21 years and older.

1.14 Third parties are prohibited from using the facilitoes of Finca Bilou Visitors are not allowed to stay or spend the night in Finca Bilou without the owner's permission.

1.15 The landlord of Finca Bilou can deny and/or refuse access to the accommodation of the tenant with immediate effect in the event of violation of the general terms and conditions and/or the house rules or in the event of inappropriate behavior, without further notice and reasons and without refund of accommodation costs. .

1.16 Finca Bilou reserves the right to change the terms and conditions. You accept and acknowledge as binding the terms and conditions in effect at the time you use the Finca Bilou website and facilities.

1.17 All payments must be paid on time and by bank transfer .

1.18  We need the names of each person in advance. (And a copy of the IDs of the 10 adults at least 2 days before arrival)

RESERVATION AND CONFIRMATION

2.1 A reservation request or reservation can be made verbally, by telephone, in writing, by e-mail or via booking sites.

2.2 No additional reservation costs will be charged for reserving a stay in Finca Bilou via its own website. 2.3 Mandatory deposit: € 150 for 2 persons, € 350 for 4 and 6 persons and € 400 for 8 and 10 persons

2.3 The minimum stay in Finca Bilou is 2 nights (with the exception of school and holiday periods = 3 nights) in the months of July & August 7 nights.

2.4 After receipt of your reservation request and the confirmation sent by Finca Bilou, the tenant is bound to pay the deposit. The reservation is only final when you have received confirmation from the landlord and the deposit has been paid.

3.PAYMENT

3.1 The deposit is 50% of the total amount of the stay.

3.2 The remaining payment + the obligatory deposit must be paid no later than 8 weeks before arrival.

3.3 When booking within 4 weeks before arrival, the total amount of the stay must be paid immediately

4.CANCELLATION

Cancellations are only accepted in writing or by e-mail stating your reservation number. If the reservation agreement is cancelled, the following cancellation costs will be charged:

•UP TO 8 WEEKS BEFORE ARRIVAL 50% of the total amount of the stay.

•6-8 WEEKS BEFORE ARRIVAL 75% of the total amount of the stay.

•4-6 WEEKS BEFORE ARRIVAL 85% of the total amount of the stay.

•0-4 WEEKS BEFORE ARRIVAL 100% of the total amount of the stay.

In case of a no show, the full amount of the stay is due We recommend that you take out a good cancellation and travel insurance.

5.RATES

5.1 The rates shown are per day and for the number of people booked.

5.2 The rates shown include the use of water, electricity, bed linen and kitchen towels, but excluding heating surcharge (mandatory Nov = March) and if desired surcharge heated swimming pool (October/November and March/April)

5.3 The rates shown are exclusive of other services offered by Finca Bilou.

5.4 The rates shown are exclusive of the costs of travel and cancellation insurance. We advise you to take out travel and cancellation insurance.

5.5 The rates shown include VAT (or similar tax) according to the VAT rate applicable at that time. Should the VAT rate change between the date of the booking and the date of the supply of services, according to Spanish tax law, the VAT rate must be applied at the time of the supply of services or increase of the tax, even if in the event that the foregoing results in an increase in the final price communicated to the guest in the reservation.

5.6 The rates shown are subject to price changes.

FORCE MAJEURE

6.1 In the event of force majeure, both permanent and temporary, Finca Bilou is entitled to dissolve or temporarily suspend the agreement in whole or in part, without the guest being able to claim fulfillment and/or compensation. Force majeure includes, but is not limited to: danger of war, war, insurrection, strikes, boycott, disruptions in the energy circuit, traffic or transport, government measures, scarcity of raw materials, natural disasters and furthermore all circumstances, extraordinary weather conditions, death of one of the owners or close relatives, etc., under which full or partial fulfillment of the agreement cannot be expected from the accommodation in reasonableness and fairness.

7 LIABILITY

7.1 Finca Bilou cannot be held liable for damage suffered by the tenant or third parties as a result of the stay in the accommodation; the guest indemnifies Finca Bilou against claims in this regard. Finca Bilou is not liable for malfunctions in and around the accommodation, such as malfunctions and failures of power and water supplies and technical installations, construction and/or road works in the vicinity of the accommodation that have not been announced or are untimely announced. Finca Bilou is not liable for damage, loss or theft of personal belongings of the guest.

7.2 Finca Bilou can only be held liable for damage that is due to the gross negligence or negligence of the owners.

7.3 Without prejudice to the provisions of 7.1 and 7.2, the liability of Finca Bilou, if and insofar as the accommodation is held legally liable for any reason with regard to the user agreement, is always limited to direct damage and any form of consequential damage is excluded. The liability of the accommodation is also always limited to the maximum amount that the insurer of Finca Bilou will pay out in the appropriate case.

7.4 The use of the swimming pool is at your own risk. Finca Bilou cannot be held liable for physical injury or damage to personal property due to its use

8.DAMAGE

8.1 The tenant must behave properly and use the accommodation in accordance with the reasonable instructions for use given by the accommodation or the landlord.

8.2 The main tenant is legally liable for damage caused by him or his fellow guests to Finca Bilou or the objects or persons present therein.

8.3 A claim must be reported directly to the landlord by the guest. Repair and/or replacement costs must be reimbursed locally by the tenant.

8.4 In the event of loss of keys, all costs arising from this will be charged to the tenant.
